Verano – Perris
Verano is the second phase of new housing that is the centerpiece of the City of Perris Downtown Specific Plan Area. Verano, the first phase, opened with 60 family affordable units in 2012. Verano’s 1.8-ac. redevelopment site includes 40 family apartments (24 dua), and the design included a collonade with childcare and retail suites along D Street with a traditional Spanish/Mediterranean exterior.
An allocation of $8,466,000 in 9% Low-Income Housing Tax Credits was awarded in 2013. The RDA funded $3,323,000.
The site is located near an RCTC bus line and the Perris Metrolink Station, a health clinic, a market and the new Mercado Park. Verano is certified as LEED Gold and includes solar thermal water heating.
Construction is three levels of Type V with 72 spaces of surface parking. Amenities include a large community room with a computer lab and exercise room, barbecue areas, children’s playground and bicycle storage. Occupancy began in 2015.
100% affordable: 4 units – 30% AMI, 10 units – 45% AMI, 16 units – 50% AMI, 9 units – 60% AMI.
