The Holston Apartments is a 310,626 square foot Class A garden-style apartment community on approximately 13 acres adjacent to the Alliance Master Planned Community of Fort Worth, Texas. The apartment community is the first of two development phases and it consists of 265 modern one-, two- and three-bedroom apartments in 4 three-story buildings and a combination of tuck-under garages and on grade parking for 402 spaces. Of the 265 apartments, 40% are designated for tenants earning 80% of AMI (Area Median Income), 8% to tenants earning 50% of AMI, and 2% to tenants earning 30% of AMI or below.
The site is situated adjacent to Alliance, Texas, the premier master-planned community in North Fort Worth and home to more than 500 companies that employ more than 65,000 people. Directionally south of the site is “four corners,” which is 132 acres of land zoned and currently marketed for retail use. When completed, the four corners will add to the already 4 million plus SF of retail space in the surrounding area that is easily accessible to residents of The Holston. The site is also conveniently located in the Northwest Independent School District, one of the fastest growing and most sought-after school districts in North Fort Worth.
The project incorporates superior common area amenities that are designed to appeal directly to young professionals, couples and small families. The varied amenities include a fitness center, a clubhouse, a demonstration kitchen, a resort-style swimming pool, a spacious cabana, an outdoor kitchen, a volleyball court, and a large dog park.
In addition to its amenities, The Holston Apartments is designed with a number of green technology and sustainability features, which are evidenced in the community’s Multifamily National Green Building Standard (NGBS) Certification. For a project to earn NGBS Certification, it must meet the American National Standards Institute (ANSI) standards, which includes high-efficiency insulation, High-efficiency fixtures and ENERGY STAR appliances, and advanced framing techniques.
