Terracina – Los Angeles
Terracina replaced an old trailer park on a 3.5-ac. brownfield redevelopment site with 72 new family apartments (25 dua) in southern Los Angeles County. The design is a traditional Italianate exterior and is certified as LEED Gold.
The development received an allocation of $15,401,000 in 9% Low-Income Housing Tax Credits in 2012. The County of Los Angeles CDC is funding the community via $5,788,000 in HOME, and Federal Home Loan Bank of Chicago is funding $432,000 via the Affordable Housing Program. 15 units are reserved for transitional-age youth with project-based vouchers from the County of Los Angeles.
The site is located near an MTA bus line and Green Line light-rail station, Washington H.S., Southwest College, Jesse Owens Park, a Sheriff Station and a market.
Construction is three levels of Type V with 107 spaces of sur- face parking. Amenities include a large community room with a computer lab, barbecue areas, children’s playground, bicycle racks and a community garden. Occupancy began in 2014. Terracina was honored with the Best Re-use of Land award from Multifamily Executive magazine.
